A big team often has clearly defined roles. A seller may interact with a listing manager, marketing support, a showing partner, and a transaction coordinator. This structure can offer broad coverage and a system-driven approach to launching and managing a listing. Big teams can be a strong fit for sellers who value layered support, streamlined processes, and a high-capacity operation.

A single agent (or very small team) typically offers a more boutique experience. Sellers often have one consistent point of contact and direct access to the person guiding pricing, strategy, and negotiations. This model can be a strong fit for sellers who want continuity, personalized guidance, and clear accountability with fewer handoffs.

There isn’t one universal “best” option. The right fit depends on the property, the seller’s goals, and how important consistency and direct communication feel during the sale process.

Before choosing either model, sellers can make a confident decision by asking:

  2. Who will personally lead pricing strategy and negotiation?
